Creating the Right First Impression

Cosy warming fireWith so much competition out there, are you creating the best possible first impression?

Getting the basics right is of course key... beautiful property, great location and a competitive price. But once you have all this in place don't forget the importance of making a good first impression.

Think about creating the best first impression when it comes to your marketing but also when it comes to guests arriving at your holiday home.

Creating Great First Impressions Online

As a general rule of thumb, people want essential information about your holiday home, including its unique attractions and special features but don't want to read through too much text.  Keep your copy short and sweet and use bullet points to emphasise your key selling points.  Point people to your website where you can list more detailed information about your property so that holidaymakers can refer to that and read more information if they wish.

Carefully select the right photos too which show your property and its location, plus any special features off at its best.

Creating that Good First Impression with Guests Arriving at your Property

When your holidaymakers arrive make sure your property looks loved and well cared for. Tidy up the garden or approach and welcome them inside and out.
Remember it's all about bringing your holiday home to life and selling the dream!

• Air rooms between guests but don't leave it too cold. If you use air freshener choose a difuser or natural products, these are less likely to affect those with allergies or sensitivities.

• Make a cleaning checklist to make sure essential change over jobs are not forgotten... empty those bins, check your welcome pack and remove the last guests debris!

• Think about leaving out a bottle of wine and glasses, or some tasty treats, especially if you are marketing your property as luxury.

• Neutral decor is best but make sure you create a feeling of authenticity. Reflect the location of your property, seaside accessories may be a good idea in a Cornish retreat but are not so ideal in a cottage in the Lakes. Think about why your customers chose your location.

Set the scene

When presenting your property put yourself in your customers shoes...

•  Create the feel good factor... potential holidaymakers want to imagine themselves in your space, sipping wine in front of the fire, relaxing by the pool or cooking a family meal in a home from home.

• Once they've arrived at your property match their expectations with the perfect atmosphere and a feeling of relaxation and enjoyment.
